Make it a inviting house - To get a fast home offer you need to clear all the clutter, kids toys etc. Why do you think so many "high-end estate agents" hire "home stager" when they want a quick house sale.

Make sure you avoid all surprises. For instance you know certain things do need to be repaired and may affect the house value when the buyer's home inspector pops around. Do you really want to leave it to a stage where the buyer's come back and ask a large sum off the selling price due to number of repairs identified or worst yet, decide not to proceed.

Throw in something extra if you can like offering to pay part of the stamp duty or the solicitor's fees. If you have something fancy and you know you will not taking this to your next home then offer to include this in the sale.

Chose an agent who know has good reputation in the market. Typically the ones that offer you the most sale price are not the best ones and there is no guarantee they can get that price for your home.

Have a look in your Garden and give it a good tidy up. Nice enough to make you want to spend time in garden enjoying it. A nice garden can help a lot to get that fast home sale.
